Looking to sell your home? Or are you simply curious on what that might look like? Here’s what to generally expect from the home selling process.

 
  • During our first meeting here are a few things we will discuss:

    • Your goals and future plans.

    • A rundown of the current real estate market. I keep a pulse on the market and will run an in-depth analysis to show comparable properties for your neighborhood and overall market trends.

    • My marketing strategies. I have a ton of tricks up my sleeve and an extensive background in marketing along with an experienced marketing team by my side. I’ll walk you through the strategies I will use to help sell your home quickly, and for the highest profit possible.

    • Pricing & positioning your property. I highly recommend having a real estate professional come out and tour your home before you decide on the price. By seeing your property firsthand, I’ll be able to consider all the factors, which will help us make sure your home is perfectly positioned for the market.

    I’ve built my business on giving honest advice and I will be there with you every step of the way; from helping you prepare your home for sale to handing over the keys to the new property owner(s).

  • Let’s get your home ready for showings. This process may require a little bit of decluttering, depersonalizing, minor touchups, and small repairs. I recommend making this process easier by bringing in some pros for:

    • Photography

    • Measurements (if needed)

    • Styling/Staging

    • Cleaning

    From there, my team and I will develop custom marketing pieces to help bring exposure to your home.

  • Your home is for sale. Now what?

    • Showings begin

    • Open Houses are scheduled (optional)

    • Offers start coming in.

  • Expect negotiations to occur & keep in mind that the best contract for your property might not always be the one with the highest price (yes, you read that right). There are other factors that come into play that are worth considering, including dates+deadlines for your timeline, provisions like waived inspections, or offers that include appraisal gap coverage. Together we will review the offers, but leave the negotiations up to me.

  • Congratulations! You’ve accepted an offer on your property and are officially under contract. However, you are not done quite yet.

    After going under contract, the buyer has a period of time to vet the home. I will manage the transaction to help make sure everything stays on track and is moving forward as smoothly as possible. There are a lot of moving pieces involved with this process. From important Dates + Deadlines to coordinating with the Buyer’s Agent, Lender, and the Title Company. Here’s what you can expect:

    • Earnest Money is typically due 24-48 hrs after acceptance. This money will be deposited in an escrow account and will be applied to the buyer’s down payment at the time of purchase.

    • The seller’s disclosure form is typically due 3-7 days after acceptance, but it’s recommended to complete this to the best of your knowledge as soon as possible.

    • Due diligence period: This is where the buyer(s) will schedule their inspections + appraisal. Any repairs that come up, are negotiated.

    • If the buyers are satisfied with the condition of the property they will remove the inspection contingency, appraisal contingency, loan contingency, and any other deadlines. At this point their earnest money becomes non-refundable.

    • The final walkthrough will typically take place within 1-5 days prior to closing. This is where the buyers will verify that the property is in relatively the same condition as it was when they first wrote the offer.

  • This is the day you’ve been waiting for! Together we will attend the closing at the title company. You and the Buyer(s) will sign all property transfer documentation at the closing table. Once the paperwork has been signed and the keys are transferred, you’re done! Get ready for your next adventure!
